Holiday Let Cleaning Pricing: What You Should Really Be Charging (And How to Get the Work)

If you're cleaning holiday lets and charging the same for a one bed as a three bed, you're leaving money on the table. Worse, you're burning yourself out for pennies while someone else is scaling up with systems, strategy, and solid pricing.

🔧 Realistic Pricing Per Property (UK Averages Based on Checkatrade & Sykes Cottages)
Here’s a rough guide to what you should be charging, based on market data, Sykes’ owner expectations, and industry pros:
1-bed, 1-bath: £45–£60
2-bed, 1-bath: £60–£75
3-bed, 1-bath: £75–£95
3-bed, 2-bath: £85–£110
4-bed+ or luxury properties: £100–£140+ (and yes, add more for hot tubs, BBQ cleans, or big garden furniture resets)
All prices assume this includes basic kitchen reset, hoover, mop, surfaces, bin removal, and presentation-level standards.
If you’re providing linen:
Per set (sheets, duvet cover, pillowcases, towels): £12–£15 average.
Add another £3–£5 per load for washing/drying if laundering yourself, or use a local service with a markup.
🛻 Drop Offs and Pickups? Charge For Them.
Don’t be the mug doing 2 trips a day for free. Fuel, time, and logistics are costs.
Add-on fee suggestion:
£5–£10 for key collection/drop-off
£10–£15 for linen delivery or return trips
£0.45p per mile if you're really keeping track
Being nice doesn't pay the bills. Price like a business, not a favour.

🔥 Then post before/after reels, room resets, and satisfied client shout-outs. One win turns into five if you document the journey.

If someone is charging £30 for a full holiday let, let them. That’s not your competition—that’s their burnout talking.
